Second floor 1br/1ba apartment (about 650 sq. ft) and third floor studio (approx 450 sq ft) available in a small, quiet complex near University and San Pablo.
Apartment is for qualifying low-income residents--managed by residents, owned by a non-profit, mutual housing association--in West Berkeley, not far from several grocery stores, a library, cafes and restaurants, and public transit (bus and BART). See below for qualifying income, and other information.
Because tenants are directly involved in the successful management of the building, members are expected to contribute to the day-to-day process of self-management in large and small ways. This may include things like:
  • attending (and occasionally facilitating) monthly board meetings,
  • project management, developing and conducting employee evaluations,
  • facilitating the tenant selection process,
  • liaising with commercial tenants, larlar
  • calling contractors and getting job bids,
  • researching maintenance issues,
  • serving on the board of directors,
  • sweeping the laundry room floors, or helping with dump runs.
As with any horizontally-managed group, the management process itself can also sometimes be challenging, but our regular and occasional tasks are varied and range from complex and multifaceted to straightforward.

About the Units
The one-bedroom features a small kitchen with an east-facing breakfast nook and living room that looks out onto a common courtyard filled with plants. Back bedroom with a large closet and double-paned, west-facing windows.
The studio is well laid out with lots of sunlight, a separate kitchen, and a walk in closet. The studio is a corner unit on the NW side of building, with north and west facing windows.
Each apartment comes furnished with a four range electric stove and refrigerator. Tenant pays electric; water and gas heat included in rent. Washer/dryer on premises ($1.50/load). Management is prompt with repairs. Parking is (probably) not included, but there’s plenty of space on the streets to the NW of the building, and you don’t need a permit. A parking space—for $40/mo—may open up in the garage soon, but no guarantee.

Income Qualifications
In order to qualify, your annual income when you move in must be no more than 60% of the median income in Alameda County, and at least 3 times the annual rent for each type of unit:

Minimum Income Limits
  • Studio: $13,788
  • 1 Bedroom: $17,280
